Why Water Pools in Your Yard, and Which Fixes Actually Work

Standing water in the yard is one of those problems that people live with for years and then fix in an afternoon, or attack repeatedly and never solve. The difference is almost always diagnosis. Water behaves predictably. If you understand why it is sitting where it sits, the right fix is usually obvious and often cheaper than what people try first.

Water is telling you about grade

Water does exactly one thing. It moves downhill until something stops it, then it sits. So when you see a puddle that lasts for days, you are looking at one of two situations: the ground around it is not sloped to carry water away, or the water has somewhere to go and something is blocking the route.

That is the whole diagnostic frame. Everything below is a version of one of those two.

The four usual causes

Negative grade near the building. The ground slopes toward the foundation instead of away from it. This is the most serious version because the water is being delivered to the one place you least want it. A common target is roughly six inches of fall in the first ten feet away from the foundation, and a surprising number of houses do not have it, either because they were built that way or because backfill settled over the years.

Compacted or tight subsoil. Construction traffic compacts soil badly, and some of our native soils do not drain well to begin with. Water hits a dense layer a few inches down and stops. The surface looks like a normal yard and behaves like a bathtub.

A blocked outlet. The ditch is full of grass and silt, or the driveway culvert is crushed, silted in, or set too high. Water arrives, finds no exit, and backs up. This is the most common cause on rural lots and usually the cheapest to fix.

Frozen subgrade during breakup. In spring, the surface thaws while the ground underneath is still frozen solid. Meltwater has nowhere to drain because there is ice below it. If your standing water shows up only during breakup and is gone by June, this is likely your answer and it may not need a construction fix at all.

Diagnose before you dig

Walk the property while it is actually wet, which is the opposite of when people usually think about it. Find the high point and the low point. Follow where water enters the property and where it is trying to leave. Check your culvert ends, both of them, since a pipe that is clear at one end can be packed at the other. Look at whether the ground within ten feet of the foundation actually falls away from the building.

Note whether the water sits year round or only during breakup, because that single observation separates a drainage defect from a seasonal condition.

Fixes that work, roughly by cost

  • Clear the ditch and the culvert. Cheapest fix available and it solves a large share of rural drainage complaints outright.
  • Replace a failed or badly set culvert. If the pipe is crushed, undersized, or above the ditch flowline, no amount of surface work upstream will help.
  • Regrade the surface. Re establishing positive fall away from the building and toward a real outlet is the single most effective fix for most yards, and it is a day of machine time on a typical lot.
  • Build a swale. A shallow graded channel to carry water to a proper outlet, useful when you need to move water across a distance without a pipe.
  • Install a French drain or perimeter drain, but only where there is a genuine outlet to daylight and the surrounding soil actually drains.
  • Excavate and replace bad soil. The most expensive option, reserved for situations where the subsoil itself is the problem.

Fixes that do not work

Dumping topsoil into a low spot. The water simply sits in the same place, now in wetter soil, and the grass dies anyway.

A French drain that goes nowhere. If the pipe does not reach an outlet with fall, you have built an underground reservoir. This is the most common expensive mistake we get called to look at.

Adding gravel to a soft spot during breakup. The material sinks into saturated ground and disappears. Wait for the ground to firm up, then build on a stable base.

When it is not a yard problem

If you are seeing water in a crawl space, seepage at the foundation wall, or frost heave moving a slab or steps, treat it as a foundation drainage problem rather than a landscaping one. Those cases usually need the grade corrected around the building, and sometimes proper perimeter drainage and backfill. The good news is that it is still a grading and excavation fix, and it is far cheaper than the structural repairs it prevents.

Common questions

Will a French drain fix standing water in my yard?
Only if it has somewhere to drain to. A French drain moves water to an outlet, so it needs fall and a real discharge point at daylight. Installed without one, it becomes an underground reservoir that holds water instead of removing it. On most lots, regrading the surface to create positive fall solves the problem more reliably and for less money.
How much slope do I need away from my foundation?
A widely used target is about six inches of fall within the first ten feet away from the building. Many older homes have lost that grade as backfill settled over the years, which is why water starts appearing against the foundation long after the house was built. Restoring the fall is usually a day of machine work.
When is the best time of year to regrade for drainage in Alaska?
Summer through early fall, when the ground is thawed, drained, and firm enough to compact properly. Regrading during breakup is difficult because saturated soil will not compact and heavy equipment does more damage than good. If you find a problem during spring breakup, note exactly where the water sits and schedule the work for the dry season.
